Things condo insurance doesn’t cover

Florida is a great place to live year-round or as a snowbird. If you are not into yard care, a condo is a great option and it is also a more affordable way to break into the housing market. While condo insurance does cover quite a few things, it does have some exclusions that you need to be aware of:

Exterior damage

Your condo association has a master policy that takes care of the common areas and the exteriors of the units. Your personal condo insurance will not be required to cover these. 

Owner neglect

If you have a minor problem that you leave uncorrected and it leads to a serious issue, you are responsible. If you have termites or any type of pest infestation, it is up to you to be proactive and take care of the issue. Mold falls under this provision as well. 


Floods are a major cause of damage to homes and very little water can cause thousands in damage. The sad part is that typical home insurance doesn’t cover this damage. You can buy a separate flood insurance policy if you live in an area where flooding is a danger. 

Earth movement

If there is an earthquake, a sinkhole, or a landslide that damages your condo, your condo insurance will not cover the damage. Again, if you have concerns, you can purchase an additional policy to offer you this protection.
